                                                  RENTAL RATES FOR 2025

                WINTER 2025 -    Long Term Rental by the month     
              December thru March   $1,680/month plus $150 Cleaning Fee
                (based on 30 days - dates do not have to be 1st-30th) 
                The owner pays Utilities and Taxes


     January/February                                                      Wintertime in Branson
     $120/night plus 12.35% tax and $90 cleaning


    March 1 - May 23       (3 night minimum)                             Spring in Branson
    $130/night ($780/week) plus 12.35% taxes and $90 cleaning.  
    Guests renting both units full week = discount rate $125/night or $750/week
    plus 12.35% tax and $90 cleaning

    MEMORIAL DAY WEEKEND -                     Friday May 23 to Monday May 26
     $145/night - must stay 3 nights 
     $435.00 + tax $53.73 + cleaning $90.00 - Total stay $578.73

    May 24 - September 1    (3 night minimum)         Summer Vacation in Branson
    $145/night ($870.00/week) plus 12.35% taxes and $90 cleaning.  
    Guests renting both units full week = discount rate $135/unit or $810/week 
    plus 12.35% tax and $90 cleaning

    LABOR DAY WEEKEND -                        Friday August 29 to Monday Sept 1
    $145/night - must stay 3 nights
    $435.00 + tax $53.73 + cleaning $90.00 - Total stay $578.73

    September 1 - January 2, 2026    (3 night minimum)        Fall In To Holidays
    $130/night ($780.00 week)  plus 12.35% taxes and $90 cleaning.  
    Guests renting both units full week = discount rate $125/night or $750/week
    plus 12.35% tax and $90 cleaning

200 holds a reservation
Balance due 20 days ahead of arrival

                            
            Optional Avoidable Fees
                            1.  Condo Units are NON Smoking and NO Pets are allowed
                                 A $250 charge will be assessed for any violation of this policy
                            2.  Resort Access Card loss will result in $25 replacement fee.
                            3.  Excessive Cleaning required billed at $25/hr

These units are not  Timeshare units 
Units are Privately Owned and Managed by the owner



    CANCELLATION POLICY

    Reservations cancelled 30 days or more ahead of arrival will receive full refund of amount paid 
    less a handling fee of $25.  Fees incurred will not be reimbursed.

    Reservations cancelled 14-30 days ahead of arrival will forfeit 1/2 (half) amount paid.

    Reservations cancelled less than 14 days of arrival  will forfeit full amount paid unless owner is able to 
    re-rent for the dates reserved

    We will do our very best to re-rent the condo(s) and will not charge for any of the dates we are able
     to re-rent 

    Owner has the right to waive any part of this cancellation policy due to emergencies or weather conditions

    100% credit of the amount paid could be used for dates at another time providing there is availability.

Owner's Background Information

We are from a small town in Iowa near the city of Cedar Rapids.  

We have enjoyed visiting Branson for over 10 years therefore the reason we have purchased the condo units 
for our use and to offer the condos to you for your stay while you visit Branson.  

We are not a large corporation so when you contact us you will actually be speaking to the owner directly.
